Are you thinking about moving to Mesa, Arizona, and want to know the best places to live? In this episode of The Great Escape, I’m going to share three of the top neighborhoods in Mesa that you’re going to want to check out. We’ll look at each area’s location and amenities so you can find the one that fits you best.

Las Sendas

The first neighborhood you need to check out is Las Sendas. It’s located in North Mesa between the Red Mountain and Usery Mountains at the base of Tonto National Park. The community is built right into the foothills of Usery Mountain, so many homes have magnificent mountain and city-like views.

Las Sendas is a community consisting of many subdivisions of both track and custom homes built around the golf course. One of the reasons people like living in this location is the amenities, including tennis and pickleball. There are also two pools and many parks in the community. The Usery Mountain recreation area offers hiking, camping, and other activities right down the street.

Las Sendas became an even better community with the development of the 202 Freeway, just one half-mile south. The airport is only 25 minutes away, and downtown Phoenix is an additional five minutes. You also have Power Road that borders the west side of Las Sendas, taking you north directly to all the lakes and rivers. You’ll get to take advantage of our gorgeous weather and outdoors when you live here. And don’t worry: just about five miles down the road in the other direction is Superstition Mall, providing plenty of shopping and restaurants in the area.

As far as housing prices go, the average three-bedroom single-family home in the area can range from $450,000 to $2 million. A townhouse will be priced around $395,000 to $520,000. If you’re looking to rent in the area, you can plan on spending about $2,000 for a three-bedroom, 1,800 square foot house and $3,000 to $4,000 for a 2,400 to 2,900 square foot four-bedroom house.

Marbury

The second neighborhood that you need to check out is Marbury. If that name gives you that nostalgic feeling of Mayberry, you know what Marbury feels like. It’s described as the new-old neighborhood reminiscent of the early 1900s. They’ve even recreated that quaint community feels with tree-lined streets in a beautiful park.

Marbury’s amenities include sports courts, playgrounds, two pools, a fitness room, and a massive lawn for their events. It’s in the Gilbert school district with Mesa taxes, so you get the best of both worlds. The freeway is also just about 1.5 miles away. Events are always happening, and whether it’s line dancing, yoga in the park, or a Bunny Bash, you’ll have many opportunities to get out, have a lot of fun, and meet your neighbors.

One of the reasons people like living in this location is because of the vicinity of the freeway. It’s also about 30 minutes from the airport and city and has easy access to lakes, tons of shopping, and the new tech strip with top companies. This includes Apple, Google, ASU, and EES, to name a few. It’s perfect for those who want to raise a family, enjoy the outdoors, or retire and want to enjoy an active community.

If you’re looking to rent in the area, you can plan on spending about $1,400 to $2,500. The average three-bedroom, single-family home will run about $1,800, and a four-bedroom house at 2,200 square feet will be about $2,200. If you’re looking to buy, three-bedroom single-family home in Marbury at 1,700 to 2,500 square feet will cost around $395,000 to $505,000. A 3,000 to 3,800 square foot house will range between $550,000 to $620,000, while a two-bedroom condo in the area will run about $225,000 to $280,000.

Eastmark

The third neighborhood that you need to check out is Eastmark. This is the newest of the neighborhoods, and it’s still being built. It consists of a traditional neighborhood and a 55+ active adult community section. Eastmark is located in southeast Mesa, south of the Superstition Freeway, east of the 101, and two miles north of Phoenix-Mesa Gateway Airport and ASU.

Eastmark is a 3,200-acre planned community with the first homes sold in 2013. There are 14 builders, and it will consist of 15,000 homes when the assembly is completed. 973 of those homes will be in the 55+ section. Eastmark was ranked the top-selling masterplan community for three straight years—and it’s easy to see why.

One of the reasons people like living in this location is that it’s close to the freeway with easy access to the valley. It has excellent schools in the area and plenty of shopping while offering a variety of excellent amenities—including a 4,000 square foot community center, a pool, park, fitness center, and planned activities to keep you entertained and meet your neighbors.

The average three-bedroom single-family home in Eastmark is $350,000 to $470,000, though prices go all the way up to $775,000. Homes in the 55+ section mostly range from $385 to $470,000, going all the way up to $750,000. If you’re looking to rent in the area, you can plan on spending about $1,700 for a two-bedroom and anywhere from $1,800 to $2,600 for a three-bedroom, single-family home. You can also expect to pay about $2,200 to $2,600 for a four-bedroom home. In the 55+ section, most rents are $1,900 to $2,700 a month.
