Are you living in Gilbert or thinking about moving to Gilbert, AZ? Today we will look at the most popular neighborhood east of downtown Gilbert, Agritopia. You will see houses in the area, shops, and parks.

 

Agritopia is a community that embraces the New Ruralism, where you have a little bit of country in town. If you are moving to Arizona from California or Moving to Arizona from the Midwest, you will love the lush landscaping and community feel. The community is located approximately 3.5 miles southeast of downtown Gilbert on the prior Johnson family farm. Construction began in 2001 and was built in 4 phases. Agritopia is a 166-acre pedestrian and transit-oriented planned community of 452 lots with retro-style homes on narrow streets (27′ wide), built around an 11- acre of urban farmland.

 

There are two styles of homes. 288 are classic models (on lots approximately 7,000-10,000 sf) with an entrance to the garage from the front. You will see them in all four styles and colors. It does not feel like a tract subdivision. Most have big front porches encouraging interaction with the neighbors.

 

The second style of home is the Cottage. There are 164 cottage-style homes (on lots that are approximately 2500sf). There are 17′ alleys on the rear of the cottage-style homes with access to the garages. Homes mostly range from 1300 to 3200 (not including the basements), and some models range in size from 1300 to 7,000 habitable areas.

 

Lot extensions could be purchased at the time of the original purchase. They typically were one or two 15′ extensions. 2nd unit bungalows could then be built on the rear portion of the lots. The bungalows are approximately 800 sf units for guest houses, pool houses, offices, or businesses. They had three floorplans: a 2-bedroom house, a business office, and a pool house. The HOA allows for the rental of the extra unit but does not allow renting out the main structure. The homes were designed to change over time to fit the owner’s changing needs. For instance, the builder capitalized on the flexible space with the garage so that an adjoining casita or apartment could be added.

 

The home plans encouraged home-based businesses to reduce vehicular traffic and the need for childcare. It has the highest rate of home-based business in the Phoenix metropolitan area.

 

There are 11 floorplans, each offering four elevations that were crafted by BSB design and include;

  • Craftsman/California Bungalow, popular from 1905 to 1930
  • Spanish Eclectic, popular from 1910 to 1940
  • Northern European Revival (Tudor and French Revival), popular from 1915 to 1945
  • Arizona Territorial, Agritopia’s name for “a general style observed in the neighborhoods that spanned a territorial look, farmhouse look, and early ranch style homes.”

 

It also has a restaurant, the Agritopia Gilbert AZ coffee shop, a private school, a community center with a pool, tennis courts, and putting green, and an adult senior living complex with 118 units and many amenities.

 

The Johnson family’s original buildings were preserved. The original farmhouse is now Joe’s Farm Grill. The tractor shed became the Coffee House, and the garage and carport are now the Vespa repair shop and Farm Stand fresh produce by the community garden. It is all located in a lushly landscaped area where you can enjoy outdoor seating and beautiful views.

 

Cosmos Dog Park, a 17-acre park, borders the west boundary of the neighborhood, right on the other side of the white-picket fence. It has plenty of parking. It has a human area where you can play basketball or attend an event in the amphitheater. It has 4 reservable ramadas with barbecue grills, a restroom, and equestrian trails. The dogs have 4 fenced areas depending on the size and personality of your dog. They have an active area and a timid area. And, of course, they all love playing in the lake, which uses reclaimed water. Cosmo Park was named after the first police dog in the area and was constructed in 2006. More than 600,000 people visit the park each year. Access to the Loop 202 freeway is approximately 0. 25 miles southwest. The Phoenix-Mesa Gateway Airport is about 2.50 miles southeast.

 

The San Tan Mall is located 1.5 miles southwest. This is an open-air mall with all the favorites,  including large anchors like Macy’ and Dillard’s, Apple, Best Buy, Victoria’s Secret, and many restaurants like Thirsty Lion, Red Robin, The Keg, Blue Wasabi, and Kona Grill.

 

HOUSING

At this current time, there are 9 properties available. They range from a cottage-style home that is a 1991 sf house built in 2006 for $559,000 to a 4963 sf classic-style house for $1,699,000, which includes a basement and a pool.
