What are the best 55+ communities in Apache Junction, AZ? Today we will start by comparing 55+ communities in Apache Junction side-by-side. Many of us think of Apache Wells when we think of Apache Junction. It is a great community. But today, we will look at three different communities, including Meridian Manor, Apache Villa, and Bel Agave.
Let’s get started with our three communities. They are all located in Apache Junction, where you will find the Western Charm, like in Goldfield Ghost Town with gun fights or panning for gold, or at the nearby restaurant at Tortilla Flats. As always, we will start west and work our way East. The first project is Meridian Manor.
Meridian Manor
Meridian Manor is located at Meridian Road and Southern Avenue, about ¾ mile north of the I-60 Freeway. The Superstition Mountains are about 5 miles east. Costco is located approximately 5 miles west.
It is a gated community with 443 homes consisting of both site-built and manufactured homes. They range from 900 – 1900 SF. They are one, two and three bedrooms with a 2-car garage. And the neat thing about this community is that the manufactured homes are also stuccoed in most cases, so it is sometimes difficult to tell the difference from the outside.
It has a ballroom, fitness, hobby, game, billiard rooms, pool, spa, and pickleball courts. The HOA fees are $75/month, which is fantastic for a gated community.
There is a 1223 sf 2 bedroom built in 2006 for $365,000 or a 1588 sf house built in 2009 for $425,000.
Apache Villa
APACHE VILLA is an established neighborhood from 1966 to 1987. There are 425 Ranch-style homes. Most are block construction with composition shingle roofs. They range from 1,000 sf to 2018, with 2 and 3 bedrooms, a 1-car carport, and 2-car garages. Apache Villa was built in 3 different phases. Apache Villa is one of the few 55+ communities that do not have an HOA fee. An optional annual recreation fee of $250/year if you use the amenities. You get a lot for your money if you pay the fee, including a pool, spa, fitness room, recreation center, and hall. They have 4-wheeling, hiking, quilting clubs, potluck dinners, and holiday celebrations.
Apache Villa was built in 1963-2005 and consists of 3 phases.

Houses currently range from $229,000 – $400,000, with an average price of $315,000. You can buy a 1230 sf house built in 1988 for $300,000. It is a 2 bedroom, 2bath home with 2-car garage and new roof and air conditioner. Or a 1477 sf house built in 1980 with a 1-car garage. It was updated throughout 2022 and is offered at $340,000.
Bel Agave
Bel Agave is located on Tomahawk Rd and Old West Highway, about a 45-minute drive to Phoenix. Kauffman Homes built it, and is a gated community developed 2017-2021 with 101 lots. The common areas include a dog park, clubhouse, fitness room, pickleball, lap pool and putting green, and children’s playground for the grandkids, all with views of the Superstition Mountains. The fees are $164/month.
There are 6 different models, including 2- and 3-bedroom units from 1256 sf to 2009 sf. The smallest model is a 2 bedroom, 2 bath home, and 1256 sf—the largest is a 2009 sf with 3 bedrooms and an optional den. The remaining models are 2-bedroom homes plus a den with 2 bathrooms. All have a 2-car garage. They are Spanish-style with stucco/frame construction and tile roofs.
Kauffman Homes
Kauffman Homes is a family-owned company. They built homes that range from 1256-2009 sf and are 2 and 3 bedrooms and those with dens, with 2-car garages. They are Spanish-style homes with stucco/frame and tile roofs. 6 different floorplans. Homes range from $305,000 to $415,000. Currently, there is one home available for $399,900. It is a 1701 sf house built in 2019 with 3 bedrooms and a 2-car garage.
