LOCATION

Fountain of the Sun community is located in East Mesa, about a mile north of the I-60 Freeway, east of Power Road, or ½ mile west of the 202 Freeway. It is close to everything, including the freeways for easy access to the valley; Costco is just 1-mile southwest on Sossaman Road and the highway, the Superstition Springs Center Mall is approximately 1.5 miles southwest, and Banner Baywood Medical Center and Hospital is 1.5 miles west. And it is surrounded by other 55+ communities and all the support facilities to service them. You will never run out of places to eat, shop, or golf. The airport is approximately 30 minutes west, and the Phoenix-Mesa Gateway Airport is about 15-20 minutes south.

 

LIFESTYLE

This community tends to attract people that want to have fun! There is so much going on all the time. And I have never seen a friendlier society. When you drive in from the guard gate, the drive is lined with palm trees. Inside you will find their semi-private 18-hole executive golf course, a country club, and Birdies Bar and Grill. Activities include the fitness center, pool, spa, pickleball, batting cage, billiards, Bocce Ball, yoga, game room, ping pong, ceramics room, computer lab, crafts, quilting, painting, stained glass, and planned activities, to name a few of the 50 activities. There is even a post office in the community. The HOA fee is very reasonable, only $1145 for the entire year!

Fountain of the Sun was built on 582 acres that began in 1975 on what was originally a cotton farm. The original builder was UDC Homes. There are 2300 units. They range from single-family site-built homes to manufactured homes, townhouses, and condominiums.

Manufactured homes typically range from 1100-1900 and have a carport or garage. Townhouses are mostly 1000-1500 sf and have one or 2 bedrooms and an attached garage. Site-built homes are mostly 993 -2100 SF. They are mainly 2 or 3 bedrooms with an attached 2-car garage.

 

HOUSING

The Median site-built house in Fountain of the Sun is $335,000. A 993 sf 2 bedroom, 2 bath home built in 1980 with a 2-car carport is approximately $265,000. A fully remodeled and furnished 1500 sf home with a 2-car garage built in 1980 is $375,000. And finally, a 2191 sf 2 bedroom home with a 3-car garage built in 1994 is $430,000.

On to Manufactured Homes. A 961 sf built in 1972 with 2 bedrooms and a 2-car carport is approximately $125,000. A 1979 home with 1344 sf and 2- bedrooms with a 2-car carport is $245,000, and a 2020 three-bedroom 1512 sf home with a 2-car carport is $390,000.

Finally, Townhouses and condominiums, one bedroom, 1 bath 616 sf house built in 1978 with a 1-car carport, approximately $162,000. A 2-bedroom, 2-bath 1032 sf unit built-in 1979 is $230,000, and a 1427 sf two-bedroom, 2-bath unit built in 1985 with a 2-car garage is $351,000.
